Questions people actually ask

How much house can I afford on my income?

Lenders look at your income, debts, credit, down payment and loan program to determine what you may qualify for. The more useful question is what monthly payment feels comfortable for you, not just the maximum a lender approves. Run the calculator at the payment you would actually like to make, then work backwards to a price.

Is 20% down still necessary?

No. Many buyers put down less than 20%, depending on the loan program and their goals. Conventional loans start at 3%, FHA at 3.5%, and VA at zero. The trade is mortgage insurance; set the down payment below 20% above and you will see it appear in the breakdown.

Should I buy now or wait for rates to fall?

Nobody can answer that honestly, us included. What we can do is show you the same house at two rates and two prices, so you are choosing between real numbers rather than a feeling. Ask us and we will build it for your specific situation.

Does this include closing costs?

The monthly figure does not; closing costs are one-time. The cash-to-close line adds a rough closing-cost allowance as an estimate. Actual costs vary by lender, loan, taxes, prepaid items and transaction, and sellers sometimes contribute.
