A real downtown, at a price North Fulton stopped offering.

Downtown Woodstock is the genuine article: a main street with restaurants people drive to from Roswell, a concert green, and the Noonday Creek trail running through it. Around it sit Towne Lake, newer townhome pockets, and established subdivisions from the 1990s and 2000s.

Buyers come here for the arithmetic. You get newer construction, a downtown you can walk to, and a mortgage payment that would buy considerably less house in Alpharetta or Milton. The trade is I-575, which backs up properly at rush hour, and a longer run into the city.

If you are weighing Woodstock against Roswell, Marietta or Canton, the honest read is this: Roswell has the older charm and the shorter commute at a higher price; Marietta gives you more established neighborhoods and better rental math; Canton is cheaper again but the downtown is not there yet. Woodstock sits in the middle of all three, which is why it keeps winning.

Do the numbers actually work on a Woodstock rental?

Better than most of North Fulton, and that is the main reason investors ask about it. Rent-to-price ratios typically run 0.7–0.9%, Cherokee County taxes are lower than Fulton, and demand from renters priced out of Roswell is steady. It is still not a cash-flow market in the way west metro can be, but a well-bought Woodstock rental can come close to covering itself from month one. Send us an address and we will run it.

How does Woodstock compare to Roswell and Marietta?

Roswell costs meaningfully more and buys you a shorter commute and older, larger trees. Marietta has more established neighborhoods and the strongest rental math of the three. Woodstock gives you the newest housing stock and the best downtown for the money, at the cost of a longer drive. Most people settle it in one day of driving all three with us.

What does a home in Woodstock actually cost?

Typical single-family runs about $375K to $750K depending on street, age and lot. Townhomes start lower, and a few Towne Lake and newer estate streets run above. Ask us for current numbers on a specific street, because the band moves.

Is the I-575 commute as bad as people say?

It is real, and we would rather you hear it from us than discover it in month two. Southbound I-575 into the I-75 merge is slow between roughly 7 and 9am. If you work along GA-400 you will cut across on Towne Lake Parkway instead and it is manageable. If you commute into the city daily, drive it once at 7:30am before you commit to the address.
