Buying, selling and investing in Brookhaven.

Brookhaven offers in-town walkability and MARTA access for meaningfully less than Buckhead, with a lot of newer townhome stock.

What it is like

In-town living, MARTA on the doorstep, and a lower entry price than Buckhead.

Brookhaven has changed quickly. 1940s and 50s cottages are steadily being replaced or renovated, newer townhome developments have filled in around Dresden and Peachtree, and there is condo stock near the MARTA station.

It appeals to people who want to be in town, near transit, and would rather not pay Buckhead prices for the privilege. Commutes to Midtown are short, and the airport is reachable on rail without driving.

Against Buckhead you give up some prestige and lot size and gain price. Against Dunwoody you give up square footage and gain proximity to town.

FAQ

Questions we hear about Brookhaven

Is Brookhaven a cheaper alternative to Buckhead?

Generally yes, for a similar in-town lifestyle, though the gap has narrowed considerably as Brookhaven has been rebuilt. You get transit access and walkable pockets; you give up lot size and some of the established streets.

Do Brookhaven townhomes make sense as rentals?

Often, particularly near MARTA. Professional tenants value the transit and the newer construction keeps maintenance predictable. As always with attached housing, we read the HOA and any rental cap before we get excited.

How close is MARTA really?

Close enough to change how you live in parts of Brookhaven, and not at all relevant in others. It is very street-specific. Tell us whether transit matters and we will only show you homes where it genuinely does.

Is it worth buying an older Brookhaven cottage?

Sometimes, but you will often be competing with builders, which sets the price floor by land value rather than house value. We can tell you quickly whether a given property pencils as a renovation or only as a lot.
