Marietta spans a lot: Victorian and Craftsman homes around the historic square, mid-century ranches through the middle of the city, larger newer subdivisions out toward east Cobb, and everything in between.
For first-time buyers priced out of North Fulton, Marietta is usually the honest answer. For investors, it is the one part of our area where rent-to-price ratios sometimes support a cash-flow strategy rather than an appreciation one.
The trade-offs are commute — I-75 rather than GA-400 — and much more variation street to street. Marietta rewards local knowledge more than any other city on this list.

Is Marietta good for cash-flow investing?
It is the most likely of our areas to work that way. Entry prices are lower and rents are proportionally stronger, so ratios can approach what cash-flow investors look for. But variation between streets is large; we would not buy here off a spreadsheet alone.
Why is Marietta cheaper than Alpharetta or Johns Creek?
Different county, different commute corridor, older housing stock on average, and more variation in condition. None of that makes it worse; for a lot of buyers it is simply better value for what they actually need.
What is the historic square area like?
Genuinely walkable, with restaurants, a theater and a real sense of place. Homes near it carry a premium over the wider city and tend to hold it well. Inventory around the square is thin, so patience helps.
How much does street selection matter in Marietta?
More than anywhere else we work. Two houses a few minutes apart can differ sharply in value trajectory and rental demand. This is the city where we most strongly recommend driving it with us before making decisions.
