Sandy Springs puts you minutes from the Perimeter employment center with the widest mix of housing types inside I-285.

What it is like

Close-in convenience, and more ways to buy in than most cities here.

Sandy Springs runs from condo and townhome corridors near Perimeter, through 1960s and 70s ranches on wooded lots, to substantial homes along the river. New infill has filled in a lot of the middle.

It suits people who want to be close to work and to town without paying Buckhead prices, and it is one of the better places in our area to downsize without leaving the neighborhood entirely.

The trade-off is traffic. Perimeter is wonderful when you work there and less so when you are crossing it at five o'clock.

Is Sandy Springs a good rental market?

One of the more reliable in our area. Perimeter employers supply a steady stream of professional tenants, and townhomes and condos here rent well. Ratios are better than in North Fulton, though still not a cash-flow-first market.

Can I downsize within Sandy Springs?

Often yes, and it is one of the easier places to do it. There is enough condo and townhome stock that you can shed the yard without leaving the area, your doctors or your routines. We plan the sale and purchase together so you are not carrying both.

How bad is the traffic?

Honestly, it depends entirely on your direction. Living in Sandy Springs and working at Perimeter is excellent. Living in Sandy Springs and commuting through Perimeter daily is the version people complain about. Tell us your commute and we will tell you which streets work.

What does $500K buy in Sandy Springs?

Typically a townhome, a condo with real square footage, or a smaller older ranch that needs work. Move-in-ready single-family generally starts higher. Ask us for current numbers; this band moves fastest of any we track.
